After a Category-3 muck-out, the exposed surfaces still have to be sanitized before anything gets rebuilt. This tool totals the contaminated area — floor, walls, and ceiling — so the antimicrobial application is scoped to real square footage instead of a lump allowance. Reach for it once the tear-out is done and the framing and slab are open, when you're pricing the wipe-down and antimicrobial treatment and want a defensible area that lines up with the flood cut and the muck-out already in the estimate.
Total sanitization area is the sum of whichever surfaces you enter — floor, walls, and ceiling. Wall area can come straight from square footage or be derived from perimeter × wall height (default 8 ft), the standard way to turn a room's linear perimeter into surface area. There's no waste factor: antimicrobial is applied to the measured contaminated surface. This is a sizing guide — IICRC S500 calls for applying an antimicrobial per the product label to affected surfaces after Cat-3 removal, so confirm coverage rate and dwell time against the specific product on the job.

Any surface the contaminated water touched or that was exposed by the removal: the slab or subfloor, the framing and remaining wall surfaces up to and above the cut line, and the ceiling if it was affected. IICRC S500 calls for applying an antimicrobial to affected surfaces after Cat-3 material is removed. Multiply the room perimeter by the wall height — this tool defaults to 8 ft. A 40 LF perimeter at 8 ft is 320 SF of wall surface. It's the same perimeter-times-height method you'd use for painting or drywall, applied to the sanitization scope. Cover the full contaminated surface, not only the band below the flood cut. Cat-3 aerosols and handling can contaminate framing and surfaces above the visible waterline, so the antimicrobial goes on everything that was affected or exposed by the tear-out — floor, walls, and ceiling as applicable. That's why this tool totals all three. Confirm the actual affected extent on site; if the loss was contained low, you may scope less than full ceiling, but document why.
