Antimicrobial area
Treatment surface sizing.
Treatment surface sizing.
Total the surface area to treat with antimicrobial. Enter any combination of floor, wall, and ceiling square footage — or give a perimeter and wall height and it derives the wall area for you. Reach for it when a Category 2 or 3 loss, or any job with a mold or bacterial concern, calls for an antimicrobial application and you need a clean treatment-SF line for the estimate. It adds up the affected surfaces so the quantity on the scope matches the area you actually treated.
The tool sums the surfaces you enter — floor SF, wall SF, and ceiling SF — into a total treatment area. If you leave wall area blank but give a perimeter, it derives walls as perimeter (LF) times wall height (default 8 ft), the standard box calculation. Nothing is assumed for surfaces you leave empty. That total is the applied-product area for pricing; actual product quantity depends on the antimicrobial's labeled coverage rate and required dwell time. Under IICRC S500, antimicrobial use is a professional judgment applied per the product label and category of loss — this sizes the area, not the chemistry.
Mensuria writes a neutral scope built to survive review — every line item sourced to a photo, anything unprovable held back and flagged for you. It never files the estimate; a licensed adjuster confirms every line and stays the adjuster of record. Mensuria is independent and not affiliated with Verisk or Xactimate; “Xactimate-ready” means the worksheet is organized for Quick Entry.
This tool is free — no login, no card. The full scope-drafting product is priced below; your first claim is free.
Mensuria is a web app — nothing to install. You work a claim in the browser and export a room-grouped, Xactimate-ready worksheet (codes, quantities, descriptions) organized for Quick Entry. There is no native .ESX import; you key the reviewed line items into Xactimate and stay in control.
Use of Mensuria is subject to our Terms of Service. Your first claim is free with no card; paid plans are billed monthly and cancel anytime.
Field photos and a few measurements in; a defensible, Xactimate-ready scope out — every line item sourced to the photo that supports it.
Run an estimate you wrote — or a contractor's — past Mensuria for gaps, missed scope, and the companion line items a loss like this usually carries, before you settle. Free for a limited time, no login.
43 calculators and field references for the numbers you work out on site — drying days, roof squares, depreciation, O&P, flood cut, and more. No login, no claim required.
Reach the team at support@mensuria.com . You will hear back from people who have written a scope, not a ticket queue.
Your first claim walks you through capture, draft, review, and export step by step, so you are productive on claim one — no training required.
Monthly plans cancel anytime; the CAT Season Pass is a one-time add-on with no commitment.
First total the surfaces you are treating — floor, walls, and ceiling as applicable — which is what this tool does; give it areas directly or a perimeter and height for the walls. Then convert that treatment SF to product using your antimicrobial's labeled coverage rate (often a few hundred square feet per gallon of ready-to-use solution, varying by product). Always apply per the label, including any required contact or dwell time. The area figure feeds your estimate line; the coverage rate on the product label turns it into gallons you actually stage.
Antimicrobial is a professional judgment call under S500, not an automatic line on every water loss. It is well supported on Category 2 and Category 3 losses, where contamination is present, and where materials that stayed wet long enough to risk microbial growth are being dried in place rather than removed. On a clean, quickly-mitigated Category 1 loss it may not be warranted. Tie the application to the category and the documented conditions in your narrative — that is what keeps it defensible when the desk questions why antimicrobial appears on the estimate.
Treat every surface that was affected or contaminated, which is why this tool lets you enter floor, walls, and ceiling independently. On a Category 3 loss with water from overhead, or where wicking carried contamination up the walls, you treat the affected wall band and any impacted ceiling — not just the floor. On a floor-only clean loss you may only treat the slab or subfloor. Scope the surfaces your documentation supports, and let the total treatment SF reflect exactly those areas so the applied-area line matches the photos.
