Water category & class reference

Category is about how dirty the water is; class is about how much water there is and how hard it will be to dry. Category (1 clean, 2 grey, 3 black) drives contamination handling — PPE, antimicrobial, what gets removed versus dried, and disposal. Class (1 through 4) drives the drying setup — how much dehumidification and how long. You make both calls on every water loss because they scope different work. A small Category 3 sewage backup and a large Category 1 supply-line break need very different estimates even though only one number differs.

Category is a snapshot that can degrade with time, temperature, and contact. Clean Category 1 water that sits, warms, and contacts building materials or contents can migrate to Category 2 within roughly 48 to 72 hours as microbial growth begins. Water that contacts sewage, soil, or gross contamination is Category 3 regardless of how it started. S500 tells you to reassess category as conditions change, and to scope to the current condition — so a supply-line loss discovered days later may correctly be written as Category 2, with documentation of why.

Class 4 is the specialty-drying class: water has saturated low-evaporation, bound-water materials such as hardwood flooring, plaster, brick, or concrete. These hold moisture deep inside a dense matrix that releases slowly, so standard air movers and refrigerant dehumidifiers alone often will not reach the dry standard in a normal timeframe. Class 4 typically calls for desiccant dehumidification, injection or mat systems, longer drying windows, and close moisture monitoring. Calling a loss Class 4 on the scope is what justifies the specialty equipment and extended equipment-days to the carrier.

Category is the biggest driver of what work you write. Category 1 is often dry-in-place with minimal removal. Category 2 grey water usually means removing affected porous materials (pad, wet drywall band), antimicrobial treatment, and elevated PPE. Category 3 black water means aggressive removal of porous materials, flood cuts, disposal, full antimicrobial and sanitization, and full PPE — you generally do not dry contaminated porous material in place. Getting the category right, and documenting it, is what keeps the mitigation scope defensible when the desk questions why materials came out.
