Flood-cut / wet-band SF

Height by affected wall LF.

Product overview

Enter the affected wall length and the cut height and this tool returns the flood-cut (wet-band) removal area plus the drywall sheets, baseboard, and insulation that come out with it. Reach for it when a water loss has wicked up the wall and you are scoping a controlled tear-out — the two-foot or four-foot cut, the bagged insulation, and the replacement materials. It turns a wall run and a cut line into the quantities you need for the demo and rebuild line items.

Flood-cut area is simply affected wall length in linear feet times the cut height, giving removal square footage — a two-foot cut on 40 LF of wall is 80 SF. Drywall replacement is that area divided by 32, the coverage of a standard 4×8 sheet, rounded up. Baseboard replacement runs the full affected wall length in LF since it comes off with the cut. Insulation to remove and replace equals the removed wall area. Cut height is set by where the material is still wet — the flood cut is made a measured margin above the documented moisture line, per IICRC S500 removal practice.

Vendor insights

Mensuria writes a neutral scope built to survive review — every line item sourced to a photo, anything unprovable held back and flagged for you. It never files the estimate; a licensed adjuster confirms every line and stays the adjuster of record. Mensuria is independent and not affiliated with Verisk or Xactimate; “Xactimate-ready” means the worksheet is organized for Quick Entry.

Common questions

You cut a measured margin above the highest point moisture reaches, so the standard heights are practical increments: a two-foot flood cut for typical wicking and a four-foot cut when water climbed higher or you want a clean seam at a standard sheet break. The rule under S500 is to remove all wet, non-salvageable material plus enough dry margin to be sure — commonly a few inches to a foot above the moisture line. Map the wet band with a meter first, then set the cut height to the next clean, documentable increment above it.

Take the flood-cut area in square feet and divide by 32 — the coverage of one 4×8 sheet — then round up. This tool does that automatically from your wall length and cut height. Remember it is a material count, not a hang-and-finish scope: your estimate also needs the removal line, insulation, tape and mud, texture, and paint for the patched band. For odd cut heights buy full sheets anyway since you cut to fit, and carry a small waste allowance on top of the raw sheet count for the trim cuts.

Wet fiberglass or cellulose batt behind the cut generally comes out and gets replaced — it loses R-value, holds moisture against the framing, and on a Category 2 or 3 loss it is contaminated. This tool sizes replacement insulation equal to the removed wall area so it lands on your scope. Document the wet insulation in your photos before removal. Closed-cell spray foam and some rigid boards may be salvageable if unaffected, but batt insulation in the wet band is almost always a remove-and-replace item, and the estimate should show it.

A complete flood-cut scope is more than sheets. You have the controlled demo (drywall removal, often priced per SF), bagging and disposal of the wet material, baseboard removal and replacement across the full affected run, insulation R&R, then the rebuild: hang, tape, float, texture, seal, and paint the band — plus antimicrobial to the exposed cavity on contaminated losses. This tool gives you the removal SF, sheet count, baseboard LF, and insulation SF as the backbone; pair it with the antimicrobial and disposal tools to round out the mitigation side.
