Companion-item checklist

Commonly missed items by peril, printable.
Build the commonly-missed-items list for a loss before anyone settles short. Pick the peril — water, wind, fire, flood, or mold — flip the toggles that describe the job (steep roof, occupied home, contents, HVAC, likely code upgrades), and the tool assembles the companion line items estimates most often drop, each with the reason it gets missed. Reach for it before an inspection as the field checklist, or after a carrier estimate lands as the quick pass over what should be there but isn't.
Companion items are the lines that ride along with primary scope: tear out wet drywall and antimicrobial, monitoring, and the rebuild's baseboard follow; replace a roof and starter, ridge cap, drip edge, and steep charges follow. The base list per peril comes from the same rule packs that drive Scope Check, so the checklist and the automated checker agree with each other. The toggles add situational items — steep and height charges, dust protection and after-hours work for occupied homes, content manipulation and pack-out, duct cleaning, permits and code-upgrade allowances — each with a why, because a checklist you can defend beats a longer one you can't.
Mensuria writes a neutral scope built to survive review — every line item sourced to a photo, anything unprovable held back and flagged for you. It never files the estimate; a licensed adjuster confirms every line and stays the adjuster of record. Mensuria is independent and not affiliated with Verisk or Xactimate; “Xactimate-ready” means the worksheet is organized for Quick Entry.
This tool is free — no login, no card. The full scope-drafting product is priced below; your first claim is free.
Mensuria is a web app — nothing to install. You work a claim in the browser and export a room-grouped, Xactimate-ready worksheet (codes, quantities, descriptions) organized for Quick Entry. There is no native .ESX import; you key the reviewed line items into Xactimate and stay in control.
Use of Mensuria is subject to our Terms of Service. Your first claim is free with no card; paid plans are billed monthly and cancel anytime.
Field photos and a few measurements in; a defensible, Xactimate-ready scope out — every line item sourced to the photo that supports it.
Run an estimate you wrote — or a contractor's — past Mensuria for gaps, missed scope, and the companion line items a loss like this usually carries, before you settle. Free for a limited time, no login.
43 calculators and field references for the numbers you work out on site — drying days, roof squares, depreciation, O&P, flood cut, and more. No login, no claim required.

The edge and add-on lines: starter course, ridge cap, drip edge, pipe jacks and flashings, valley liner, ice-and-water shield where code requires it, and the steep- and height-charges on anything over 7/12 or above one story. Estimates written from an aerial without slope detail drop steep charges constantly. Debris removal and detach-and-reset items (satellite dishes, gutters for fascia work) round out the usual suspects. The wind checklist in this tool lists them with reasons.
Alongside extraction and drying equipment: antimicrobial application, equipment setup and monitoring visits, content manipulation to move furniture, and the tear-out's paired rebuild — drywall hang/tape/float, insulation, baseboard. Carpet losses add pad and tack strip, which are missed so often they're standing checklist items. If the home is occupied, dust protection and scheduling premiums apply. Run the water checklist, then paste the actual estimate into Scope Check to see which items are genuinely absent.
Because primary scope is what's visible and companion scope is what's implied. The wet drywall is in the photo; the antimicrobial, the monitoring visits, and the baseboard that comes off with it are inferences from how the work actually gets done. Time pressure and template reuse make it worse. A peril-specific checklist converts those inferences into named line items — and an automated pass like Scope Check catches whatever the human pass still missed.
