This is a deterministic checklist matcher, not a scoring system. For each loss type — water, wind/hail, fire/smoke, flood, and mold — there is a list of common companion line items, each tied to a set of keywords. Your pasted scope is lowercased, and an item is called "possibly missing" only when none of its keywords appear anywhere in the text as a substring. Because it is substring matching, an item written under different wording may still be present, so every flag is routed to your judgment, not treated as a verdict. It checks for common companions; it is not exhaustive.

Anything whose keywords don't appear in your text is flagged as possibly missing so you can confirm whether it belongs. It is a prompt for your review, not an automated pass/fail on the estimate.
The match is substring-based against a fixed keyword list, so if you wrote the item under wording the checklist doesn't recognize — an abbreviation, a manufacturer name, a synonym — it can flag as missing even though it's present. That's expected. Every flag is meant to be confirmed against your actual scope, not taken as a verdict. When in doubt, the item is likely covered; the flag just surfaces it for a second look.
No. A clean result means none of the common companion items for that loss type are obviously absent from your text — it is not a guarantee the estimate is complete or correct. The checklist covers frequent companions per peril, not every line the job may need. Site conditions, carrier guidelines, and your own judgment still govern. Treat a clean pass as one check cleared, not as sign-off.

Each has its own companion list — for example, mold checks for containment, negative air, HEPA vacuuming, antimicrobial, PPE, and a clearance test, while fire checks for soot/HEPA cleaning, sealing, repaint, deodorization, contents cleaning, and insulation.
