Size the poly barrier for a mold containment before you write the BARR line item. Enter the room's length, width, and wall height, say whether you're building a full enclosure with a ceiling and airlock, and get the wall square footage, ceiling square footage, total barrier area, waste-adjusted sheeting, and seam-tape footage. It's the fast way to scope a critical-barrier enclosure and back the quantity with real dimensions instead of a round guess.
Wall barrier is the room perimeter times wall height: 2 × (length + width) × height. A full enclosure adds the ceiling at length × width and doubles the seam tape to account for the airlock; a wall-only barrier tapes a single run of the perimeter. Barrier SF is walls plus ceiling — that's your BARR quantity. Poly sheeting adds a 15% waste factor over the barrier area for overlap, cutting, and taped seams. Seam tape is figured off the perimeter: 2 × (length + width), doubled when the enclosure is full. Verify against IICRC S520 and carrier guidelines.

Common questions
Take the room perimeter and multiply by wall height: 2 × (length + width) × height gives the wall barrier. For a full enclosure, add the ceiling at length × width. The sum is your barrier square footage — the quantity behind the Xactimate BARR line item. This calculator returns wall SF, ceiling SF, and the combined barrier area, plus the sheeting with waste and the seam-tape footage, so the number in your estimate is sourced to real dimensions rather than eyeballed.
BARR is the containment-barrier line item — the temporary poly-on-framing wall that isolates a mold work area from the rest of the structure. It's priced by the square foot of barrier surface. Adjusters see it on nearly every S520 remediation scope because containment keeps spores and debris from spreading during removal. Size it from the wall area, add the ceiling if the enclosure is full, and keep the dimensions in your notes so the quantity holds up in a supplement or review.
This tool adds 15% over the barrier area. Poly comes in rolls, seams overlap, and you lose material to cutting around framing, tucking at the floor and ceiling, and taping. A 15% overage is a defensible middle ground for a standard containment; tight spaces with lots of penetrations may run higher. Carry the waste-adjusted figure into the estimate as the sheeting you actually order, and keep the clean barrier SF as the BARR quantity.
A full enclosure caps the ceiling and adds a decontamination airlock — the standard for moderate and larger S520 conditions where you're running negative air and want a sealed chamber techs enter and exit through. A wall-only barrier can suffice for small, contained areas that don't require a pressure differential. Toggle the setting to match the scope: full enclosure adds ceiling SF and doubles the seam tape for the airlock. Confirm the level of containment against S520 and the project's remediation plan.
