Pick the right Xactimate activity symbol without second-guessing the notation. Answer three questions — what the line is doing, whether the item is damaged, whether something goes back in — and the tool returns the official symbol with the reasoning, plus the full seven-symbol reference: + replace, − remove, & remove-and-replace, R detach-and-reset, F repair, M material-only, I install-only. Reach for it when the classic traps come up: undamaged cabinets that come down for access are R, not &, and paying & there buys a kitchen nobody installed.
Activity symbols tell Xactimate what work a line includes, and the decision comes down to three facts. If the item is damaged beyond reuse and one line covers tear-out plus new install, that's & (remove & replace); if the tear-out is separate or already done, the install-new line is + and the removal line is −. If the item is undamaged and comes out only for access — cabinets off a wet wall, a vanity for flooring — the same item goes back and the line is R (detach & reset). Repairs in place are F and custom-priced; material without labor is M; labor installing owner-supplied material is I. The symbols and definitions are official public Xactware notation.

Mensuria is a web app — nothing to install. You work a claim in the browser and export a room-grouped, Xactimate-ready worksheet (codes, quantities, descriptions) organized for Quick Entry. There is no native .ESX import; you key the reviewed line items into Xactimate and stay in control.

Common questions
Remove & replace (&) tears out a damaged item and installs a NEW one — you pay for material and both labor operations. Detach & reset (R) takes an UNDAMAGED item down and puts the SAME item back — labor only, no new material. The classic mistake is writing & on undamaged cabinets or fixtures that only came out for access to the wall behind them; that double-pays for material the job never used. If the item survives and returns, it's R.
Use a − remove line and a + replace line when the tear-out and the install genuinely happen as separate scopes — mitigation demoed the wet drywall in week one and rebuild hangs new board a month later, often under different invoices or contractors. One & line is right when a single scope does both. Splitting also keeps mitigation-versus-rebuild accounting clean, which matters for O&P treatment and two-invoice billing on water losses.
M is material only — the line supplies material with no installation labor, like matching flooring stock delivered for someone else to lay. I is install only — labor to install material the line doesn't supply, like re-laying the owner's carpet or installing owner-purchased fixtures. They're the two halves of a normal line item split apart, and they keep the estimate honest when the insured or another contractor covers one half of the work.
